Compson Associates proposed the Bertani at Broken Sound in Boca Raton
Compson Associates has proposed an 8-story condo next to an office building in Boca Raton’s Park at Broken Sound.

The developer filed an application with city officials for the Bertani at Broken Sound condo on the 5.1-acre site at 6001 N.W. Broken Sound Parkway. It currently has a 103,250-square-foot office building that was completed in 1988. It’s located along a golf course.
Boca Raton-based 6001 BSP Associated, managed by Aryeh Magilnick, owns the property. However, Boca Raton-based Compson Associates has 2.42 acres of the site under contract with plans to build the condo on what’s currently the office’s parking lot. The office building would remain.
The Bertani at Broken Sound would total 193,002 square feet, with 60 condos, including six workforce housing units per the city’s requirements for building multifamily in the Park at Broken Sound, which was traditionally an office park. The amenities would include a pool deck, a golf simulator, a lounge, outdoor grills, and a fitness center.
The condos would be fairly large, ranging from 1,620 to 2,513 square feet. There would be 20 two-bedroom units and 40 three-bedroom units.
The project would have 480 parking spaces, including a 285-space garage for the office building, a 128-space garage for the condo, and 67 surface spaces.
Carl E Klepper Jr., VP at Compson Associates, said this location is a hidden gem, with great golf course views, access to Boca Raton Airport, and near Interstate 95.
Boca Raton-based Vander Ploeg and Associates is the planning firm and architect for the project. The plans are currently undergoing city staff review and haven’t been scheduled for a City Council vote yet.
There’s been more multifamily development in the Park at Broken Sound in recent years after city officials changed the zoning to allow residential development. This allows people to live closer to their workplaces in the office park, along with a nearby Tri-Rail Station on Yamato Road.
In 2025, Compson Associates proposed a multifamily building at a different location in the Park at Broken Sound.
